Coqui is located in the "Great" Cruz Bay area--not Cruz Bay.
Although we have not stayed in Coqui, we have rented through Catered To and have stayed in Villa Maria, which is right around the corner from Coqui. The villa is relatively new and looks great from the street. The general location is very desirable.
Coqui is located at the "tip" of the peninsula with a view "out to sea" rather than of Great Cruz Bay, which has a more interesting view because it is usually filled with sail boats. There is not a lot of boat activity on the south side of the island, but you can occasionally see cruise ships early in the morning and you would be able to see St. Thomas, which is beautiful at night with all of the twinkling lights.
The house is not air conditioned, which should not be a problem in November and because of the villa's location, the breezes should be wonderful.
You should definitely plan to rent a car, as it is likely that you will spend days at the north shore beaches and afternoons at your villa pool. Teenagers should enjoy the beautiful beaches, snorkeling, and exploring the town of Cruz Bay.
If you want to venture out, there are day sails to the BVIs for exploring the Baths or snorkeling at the Indians and the Caves. But honestly, if you went to a different beach each day of your vacation, you would run out of days before you ran out of beaches. Our personal favorites are Hawksnest, for the great close-in snorkeling, Trunk, a must see for new visitors, and Francis, which is a calm protected Bay that has good snorkeling on the right hand side.
There are two good books by Gerald Singer about St. John (I think one is called "St. John Off the Beaten Trail" and the other "St. John Beaches") that are good resources for travel planning. Both books are available from Amazon Books on the Internet. You could give your teenagers the books and let them plan some of the days' outings.
